Frankford NAC Zoning Meeting for May

On the agenda for the meeting on May 12th were the following:

5103 Duffield Street at 7:00pm – Property owner seeking a variance to change a family daycare to a group daycare – Applicant did not appear.

1631 Haworth Street – Property owner is seeking a variance to have a religious gathering.  The community voted to approve the application.

4623 Mulberry Street – Property owner is seeking a variance to legalize a triplex.  Applicant did not appear.

The next meeting of the Frankford NAC zoning committee will be held on June 9th at 7 PM at Second Baptist Church at 1801 Meadow Street.

Frankford Says Yes to the Bridge

The Frankford NAC met on April 14th to review the application by The Bridge to increase their capacity.  The was no community opposition to the plan that was discussed in detail at a recent Northwood Civic Association meeting.  You can read the details here.

Other cases on the agenda were:

5103 Duffield Street- continued from last month. This property wants to change from a family daycare to a group daycare. Up to 12 children.  The applicant did not attend and no action was taken.

1631 Haworth Street- Property owner is seeking a variance to have a place of worship on the first and keeping the second floor as a rental unit.  The applicant was advised to come back with more information at next month’s meeting.
4623 Mulberry Street- Is seeking a variance to legalize a triplex already in existence..However, there are several code violations on it. No renters license, windows and doors are in need of repair.  The applicant was advised to address the violations and to come back with more information at next month’s meeting.
The next meeting of the Frankford NAC will be held on May 12th at 7 PM at Second Baptist Church at 1801 Meadow Street.

Neighbors Defend Wakeling Street Fence

The Frankford NAC met on March 10th to review 5 requests for zoning variances.  After a reading of the minutes from the previous meeting and a discussion of the code of conduct by President Doug Bryant, the applicants presented their cases.

The owners of 1303 Wakeling Street have erected a large fence around their property without permits and it exceeds current standards for height and visibility.  Their representative explained that the high fence was needed for security around the property after a burglary and other incidents of trespassing.  Neighbors spoke on their behalf and supported the application.  When the vote was taken, it was unanimously in favor of granting the variance.

The owner of 5103 Duffield Street is applying for a variance for her family day care to become a group day care facility.  This would increase capacity from 6 to 12 children.  Because she did not have a floor plan of the home, the case was continued.

The owner of the car repair shop at 1845 Wakeling Street is requesting a variance that would allow car sales.  The vote was 3 to grant the variance and 2 opposed.

The owner of 4954 Duffield Street is seeking a variance to legalize a gazebo already built in the back yard.  It exceeds size limits presently allowable.  The vote was to support the application.

An application to open a multi service business including check cashing services at 5103 Duffield Street was opposed by 5 neighbors in attendance.  At present the building houses a beauty salon.  Neighbors feel the presence of a check cashing facility would make it a target for robbery in a residential area.

The NAC will forward the results of the voting to the Zoning Board of Adjustment.  The ZBA is not obligated to follow the NAC recommendations.

The next NAC zoning meeting will be held at the Second Baptist Church at 1801 Meadow Street on April 14th at 7 PM.

Frankford NAC Zoning Meeting

The zoning meeting of the Frankford NAC on January 14th had only three cases to discuss.

5003 N PENN ST – PERMIT FOR THE MULTI-FAMILY HOUSEHOLD LIVING IN AN EXISTING STRUCTURE AND CONVERSION OF GARAGE TO A ONE (1) APARTMENT (TOTAL 5 DWELLING UNITS). – The case was continued because the applicant did not bring plans for the interior of the building and no plan at all for the garage conversion.

1827 KINSEY ST – PERMIT FOR INCREASE IN THE TOTAL NUMBER OF DWELLING UNITS FROM THREE (3) FAMILY DWELLING TO FIVE (5) FAMILY DWELLING (MULTI-FAMILY) IN AN EXISTING STRUCTURE. – The applicant was well prepared and there was one local resident who voted in favor.

5335 Large Street – PERMIT FOR A TWO (2) FAMILY DWELLING IN AN EXISTING STRUCTURE. –   The applicant was well prepared but there were no interested local residents to vote.  When there is noone present to vote a letter is sent to the ZBA indicating that there is no opposition.

The next Frankford NAC zoning meeting will be held on February 11th at 7 PM at 2nd Baptist Church at 1801 Meadow Street.
